Terms and Conditions
Last updated: October 30, 2026
In short: you get a price before we start, you approve it, and the work is covered by a 90 day parts and labor warranty. These terms explain the details.
These terms and conditions govern the appliance repair services provided by Maintenance One Inc of 26326 Gibraltar Rd, Flat Rock, Michigan 48134, and the use of this website. By booking a service or sending a request through this site, you agree to these terms.
1. Our services
We diagnose and repair household appliances, including washing machines, dryers, refrigerators, freezers, dishwashers, ovens, ranges, cooktops and microwaves, for homes and rental properties in Flat Rock and the surrounding Downriver communities. We are an independent repair company and are not affiliated with, or authorised by, any appliance manufacturer.
2. Estimates and pricing
- The estimate we give is based on the information available and on what the technician finds during diagnosis.
- Work begins only after you approve the quoted price.
- If we find a different or additional fault while working, we will stop, explain the extra cost and wait for your approval.
- Prices may change without notice, but never after you have approved a written estimate for your job.
- A diagnostic charge may apply where you decide not to go ahead with the repair. Any such charge is explained before we visit.
3. Scheduling and access
- Arrival windows are estimates. Traffic, weather and the length of earlier jobs can affect them, and we will call you if we are delayed.
- You agree to provide safe and clear access to the appliance, and to make sure someone aged 18 or over is present for the visit.
- Please move fragile items and valuables away from the work area, and secure pets for the duration of the visit.
- If the technician cannot access the appliance at the agreed time, a call out charge may apply.
4. Parts and warranty
- We fit parts that are suitable for your model, sourced from reputable suppliers. Some parts are supplied by the manufacturer under their own warranty.
- Our work is covered by a 90 day warranty on parts and labor, starting from the date of the repair.
- The warranty covers the same fault returning. It does not cover new or unrelated faults, damage from misuse, power surges, flooding, pests or work carried out by another party.
- Where a repair is not possible, or is not economical, we will tell you and advise on replacement instead.
- Appliance age, condition and parts availability can limit what can be repaired. We cannot guarantee the future performance of an older machine.
5. Payment
- Payment is due when the repair is complete, unless we agree otherwise in writing.
- We accept the payment methods listed on the invoice, which typically include cash and major debit or credit cards.
- Invoices unpaid after 14 days may attract reasonable collection costs where the law allows.
6. Gas, electrical and safety matters
Gas and electrical appliances must be repaired safely. If we find a fault that makes an appliance unsafe to use, the technician will disconnect it and explain what is required. We may refuse a repair where the appliance cannot be made safe. We are not responsible for pre existing installation faults, damaged wiring, leaking gas lines or building code issues.
7. Limitation of liability
- Our liability for any claim is limited to the amount you paid for the repair that gave rise to the claim.
- We are not liable for indirect or consequential losses, such as lost food, lost wages or loss of use of the appliance.
- Nothing in these terms limits liability that cannot be limited under Michigan law, including liability for death or personal injury caused by negligence.
- We are not responsible for damage caused by normal wear, existing defects, or conditions in your home outside our control.
8. Cancellations
Please give us as much notice as you can if you need to reschedule or cancel. Same day cancellations can leave a technician without work and may be charged at our discretion, especially where a part was ordered specifically for your job.
9. Website content
Information on this website is provided in good faith for general guidance. It is not a substitute for an on site diagnosis. While we try to keep prices, service details and hours accurate, they may change and we may correct them at any time without notice.
